We invite comment on a 21 to 56 storey mixed use development at Lots 5 and 6 The Esplanade, Perth. The site is located within the Elizabeth Quay Project Area.
The application proposes the following:

  • a 56 storey building on Lot 5 incorporating café/restaurants at the lower levels, office, residential and hotel amenities at mid-level and hotel rooms and residential apartments above;
  • a 21 storey building on Lot 6 incorporating café/restaurants and shops at the lower levels, and office above; and
  • 5 levels of basement parking with primary vehicle access from Enchantress Way.

The application seeks approval for variations to the Elizabeth Quay Design Guidelines, including:

  • 56 storey tower height on Lot 5, exceeding the permitted height of 30 storeys;
  •  reduced tower setbacks to the northern, western and eastern lot boundaries, and reduced separation between the proposed towers;
  • no 2-6 storey podium on either Lot 5 or 6; and
  • residential car parking ratio of 1.91 bays per dwelling, which exceeds the permitted 0.7 bay per dwelling limit.
